The specialists of Techinservice Intelligence (Automation Engineering Department of Techinservice Manufacturing Group) together with partners developed and implemented the building management, monitoring and control system of engineering services for the largest shopping and entertainment center in Ukraine named Ocean Plaza.

The specialists of Techinservice Intelligence (Automation Engineering Department of Techinservice Manufacturing Group) together with partners developed and implemented the building management, monitoring and control system of engineering services for the largest shopping and entertainment center in Ukraine named Ocean Plaza.

In particular, the specialists of the Automation Engineering Department of Techinservice Intelligence have developed and implemented building management systems for the following process sites of Ocean Plaza SEC:

- Aquarium management system

A complete system for monitoring and management of the vital activity of the largest oceanic aquarium in Eastern Europe, which is inhabited by the living inhabitants of the underwater world, has been implemented. It was difficult to implement such system. Marine fauna is very whimsical. The figure below, which is made from the real place of the operator, shows how multi-component the implemented scheme is.

-Ventilation control system

The building management system of the ventilation system control developed by Techinservice Intelligence ensures:

• full control and monitoring of the ventilation units;
• maintenance of microclimate in the premises;
• control of air conditioners operation (fan coils);
• optimal use of resources (work on time programs, adjustable recovery, consideration of weather factors).

- Lighting control system

The implemented lighting control system of the SEC ensures:

• full control and monitoring of the lighting system;
• optimal use of resources (work on time programs, consideration of lighting intensity);
• control of external lighting, advertising signboards.

- Power distribution station and transformer substation:

• complete system of monitoring and management of electricity supply and distribution;
• control of the performance of transformers and diesel generators.

- Exhaust ventilation

The developed building management system makes it possible to remotely control the operation of exhaust fans and dampers and monitor their status.

- Electricity metering

- Boiler house:

• control of boiler operation parameters;
• ensuring safety control, including fire safety.

- IHU (individual heating unit)

The building management system of water pumps ensures:

• control of IHU performance, water feeding;
• maintenance of set temperatures, pressure;
• providing a soft, durable pump operation (timely switching, optimal speed).

The building management system designed by the Automation Engineering Department of Techinservice Intelligence allowed Ocean Plaza SEC achieving the following cost-effective factors:

• energy savings (electricity, heat, water and gas);
• reduction of maintenance personnel;
• reduction of costs for maintenance, repair and replacement of the engineering equipment;
• reduction of costs under the service agreements due to minimization of work scopes due to the constant control and recording of parameters of the operating conditions of equipment;
• prompt detection and malfunction repair;
• increase of comfort and safety levels inside the building.
